The Knells - Carlisle Mixed Farm for Sale

H&H Bowe have announced the sale of The Knells Farm, a mixed stock rearing and cropping farm located just north of the city of Carlisle. The sale of The Knells Farm includes a 5/6 bedroom farmhouse as well a number of modern and traditional farm buildings.

This 171.93 acre property is available for sale by Private Treaty as a whole at a guided price of £1,500,000 or in two separate lots.

This is an ideal farm for anyone who wants to combine the grazing of livestock with arable farming. The fields on the farm, the largest of which is over 35 acres, are well fenced and many benefit from roadside access. The farmhouse and buildings are very well maintained and at present the land is currently down to grass, with a number of the fields having been reseeded and limed within the last four years.

The Knells Farm lies within the Non – LFA Area and the land is currently entered into an Entry Level Stewardship Scheme, purchasers will be required to take over the existing scheme for the remainder of its term.

The buildings included in the sale include a two-storey barn, workshop, stable and feed store, calf enclosure and calving box, covered collecting yards, cattle sheds, cubicle sheds, a covered silage pit and several other sheds, lean-to’s, feed areas and covered walk ways.

As a result of modernising renovations within the last four years the traditional Cumbrian farmhouse is in excellent condition. The farmhouse has a large kitchen with AGA, family room, sitting room and dining room. On the second storey a large family bathroom and separate shower room accompanies the bedrooms, two of which have en-suites.
