Lely Invests in Europe's Most Sustainable Company Premises

Later this month, the Lely Group, an international producer of ground-breaking innovations for the agricultural business, will start building their new company premises for innovation and implementation in the Maassluis-based Dijkpolder.

Building new premises is a strict necessity for Lely because of soaring market demands, causing an increase in human capital of 35% in 2011 alone. In addition, Lely is intent on developing and manufacturing its products within a sustainable environment. Building its new international head-office, Lely sets out for certifying the most sustainable industrial premises in Europe.

The new company premises will be housing all office staff and production co-workers of the Maassluis-based companies under one roof. The existing production facility for forage harvesting machines (Weverskade 60) is still quite satisfactory and will be integrated into the new premises. In addition, the production facilities for milking robots, barn products as well as feeding equipment will be relocated to Maassluis, a town in the western Netherlands. In 2008, Lely had to relocate these manufacturing activities to Rotterdam as a result of booming demand as well as lack of space at the former location. In total, something like 175 engineers will be housed in the new company buildings. The future working environment will provide even more space for creativity and innovation to the Lely people, based upon modern working methods such as ‘Work Smarter’ and ‘Lean’. ‘Work Smarter’ should contribute towards a more efficient and effective cooperation allowing Lely to achieve its full growth potential. In addition, Lely’s profile as a modern, professional and attractive employer is bound to gain prominence.

The highest attainable level of sustainability

The Rotterdam architect agency ConsortArchitects has developed both the master plan and the design for the location in Maassluis; in addition, they will supervise the building process. Furthermore, ConsortArchitects will also guide Lely within the process leading up to BREEAM certification for both the offices and the production hall. BREEAM is an integral assessment method, based upon sustainable use of energy, ecology, transport, materials and health as well as other resources. Working methods, materials, installations and even maintenance are judged prior to certification. Sustainability of the new Lely company premises will be far in excess of the average level. Lely strives for the highest attainable level: the BREEAM rating ‘Excellent’ for the offices and ‘Outstanding’ for the production hall. So far, the highest durability hallmark for premises with an industrial function has not been issued in Europe.

Building

Main contractor Dura Vermeer Bouw Rotterdam has been entrusted with the execution of this new building project. Total costs for building amount to well over forty million euro. Dura Vermeer is also one of the initiators and founding partners of the Dutch Green Building Council, which is orientated to BREEAM.

The new company premises of Lely combine sustainability, functionality and looks. The main colour of the building will be white, varied with grey/anthracite colours. The outer spaces will be modelled after a farm yard, complete with grass and an integrated road, symbolizing the court yard path. In addition, the existing polder trees which also line the other side of the motor way will form part of the total appearance. Almost all Lely co-workers will have a view of the green Midden-Delfland scenery.

The total surface of the new company premises will be 7.5 hectare. The offices, including all general facilities, cover 10,500 m2 while production facilities will cover 22,500 m2. Commissioning of the new premises is scheduled for June 2013.
