H&H Land and Property Start 2012 with 500 Acre Farm to Let

H&H Land and Property have today announced the availability of a farm in the Brampton Area of North West Northumberland to be let on a 15 year Farm Business Tenancy.

The 500 acre Low Tipalt Farm near Greenhead is an excellent livestock farm, with a large farmhouse and a useful range of buildings. Interest is expected to be high, from new entrants wishing to start their own farming business, and from established farmers.

The tenancy will commence on the 1st May 2012 and viewing days have been scheduled to take place in February and March. It is expected that tenders will need to be submitted towards the end of March 2012.

Low Tipalt Farm is near Greenhead, in Hadrian’s Wall Country, and consists of approximately 512 acres of upland land. In good hill country, the land is adaptable for any stock purpose – forage growing, mowing and pasture grazing. In recent years the land has benefitted from extensive fencing and drainage works. There is a range of modern and traditional farm buildings and a three/four bedroomed farmhouse recently refurbished and in excellent condition.

Farms of this scale very rarely become available, as Matthew Bell, of H&H Land and Property explains: “This is the first farm H&H Land and Property have to let in 2012 and we are expecting considerable interest. As it is being let for fifteen years it really gives the new tenant the opportunity to develop a long term plan for the use of the farm. Low Tipalt will appeal to anyone keen to get a first step on the farming ladder, as well as those interested in expanding”.

The land lies within the Severely Disadvantaged Area and the Moorland Area and is currently subject to an Uplands Entry Level Stewardship Scheme. The successful Tenant will need to continue with the requirements of this scheme until the agreement terminates and will then be free to negotiate any new environmental scheme themselves thereafter.

Single Farm Payment Entitlements are included with the property.
