Rare Opportunity to Buy Land in Lake District

H&H Bowe has announced a rare opportunity to buy 28.69 acres of land in the heart of the Lake District National Park. The land at Foxhill near Matterdale in Penrith will be sold by auction as a whole with a guide price of £200,000 for the whole and is available in two lots on Tuesday 25th October.

With the sale including mowing, grazing and amenity woodland, it is expected to create interest from farmers, families and private investors looking to boost their pension fund.

The well watered west facing land, lies between the Lake District Fells and the Eden Valley with Lake Ullswater just two miles to the south east. It is fenced and all the boundaries including the traditional stone walls have been renewed or improved under the Lake District ESA Scheme. There is roadside access with a wide turning circle and a hard track and the main A66 is just 2.5 miles away. The second lot includes a delightful amenity woodland area with a small beck lined by mature oak trees.

Miles MacInnes, Consultant with H&H Bowe explains why they are expecting this sale to create so much interest. “Foxhill is an excellent piece of amenity land which has been much improved by its current owners. It’s very rare for land like this to come to market and when it does it is very much sought after. It would be ideal for farmers wanting to extend their existing acreage and as its west facing, it’s particularly suitable for summer grazing. Equally, with agricultural land continuing to offer an excellent return on investment, it is an ideal opportunity for someone planning to boost their property portfolio or pension fund or for the increasing number of leisure buyers who want to buy their own piece of woodland.”

Lot 1 is 21.20 acres comprising 4 mowing fields and 2 grazing fields. Four fields are served by the mains supply and two by a natural source on the southern boundary.

Lot 2 is 3.03 acres of grazing land and includes the amenity woodland on its southern side.

The land is currently entered into the Lake District Environmentally Sensitive Area (ESA) scheme and the Single Farm Payment Scheme.
