    Smallholding Sells Well at Auction

C & D Property Services were pleased to offer for sale two properties by Public Auction on Wednesday 24th September 2008 in the Longtown Memorial Hall.

Mallsburn was sold for £1,000 over guide price.

The first property was Mallsburn, Roweltown, Near Carlisle, which is an excellent residential smallholding comprising an attractive detached three/four bedroomed farmhouse, a traditional range of buildings and grazing land extending to approximately 30.17 acres (12.21 hectares) overall.

The stone built farmhouse would benefit from some upgrading but provides double glazed accommodation with a good range of stone and slate built buildings with Planning Consent for three holiday cottages but also ideal for stock, stabling, workshop or studio use.

Lot 1 comprised the house, buildings and part of the land extending to 7.5 acres (3.037 hectares) and was bid to £295,000. Lot 2 comprised grazing land extending to around 22.67 acres (9.176 hectares) was bid to £68,000. The property was however sold as a Whole to a local buyer for £376,000.

The second property offered for sale by auction was a 4.55 acre (1.844 hectare) Field at Hoskethill, Kirkandrews-on-Eden, Carlisle. The field has good road frontage and suitable for arable or grazing use but also providing excellent equestrian potential. There was competitive bidding resulting in a sale to a local farmer for £38,000 (£8,350 per acre).
